What is a Mortgage Inquiry Alert?
Credit checks are usually the first sign that someone is serious about buying a house or refinancing. Total Expert’s Mortgage Credit Inquiry alert tells us when a competing lender (not Intercap) pulls the credit of any contact in our database so our mortgage teams can connect with that borrower before it’s too late.
Firm Offer of Credit (FOC)
In compliance with the Federal Fair Credit Reporting Act (FCRA), Intercap Lending is obligated to issue a Firm Offer of Credit (FOC). This document is a formal and genuine invitation extended to individuals based on their credit history, indicating that they meet the criteria for a specific credit product. It ensures transparency and fairness in the credit application process. Contacts that trigger this alert will receive an FOC email within 10 days. If for any reason that email is not received due to an invalid email address or none being provided, a mailed FOC postcard will be mailed out immediately.
