What is an escrow account?

An escrow account acts as a savings account managed by Intercap Lending. A portion of your monthly mortgage payment is deposited and held until the funds are needed to pay Property Tax, Insurance Premiums and Mortgage Insurance, (if applicable).

Is an escrow account required?

Escrow accounts can only be waived on Conventional loan types. Any loan guaranteed by the FHA (Federal Housing Administration), VA (Veterans Affairs) or USDA (United State Department of Agriculture) cannot be waived. If you would like to look into waiving your escrow account, please keep the following in mind:

  • All payments must be current over the last 12 months
  • Cannot be in foreclosure, bankruptcy or any loss mitigation programs
  • The loan-to-value of your loan must be 80% or less
  • Your property is not located in a Flood Hazard Area as defined by state or federal agencies

What causes an escrow shortage?

An escrow shortage could be caused by a number of items. The most common cause is due to Property Tax and Insurance Policy premium changes.

  • Property Tax increase due to land only assessment completed the 1st year of a newly built
    home.
  • Local Property Taxes can increase at any time, watch for notices in the mail from your local
    City/County Tax offices.
  • If a Supplemental Property Tax bill was paid from your escrow account.
  • Property Insurance premium increase due to change in policy or damage that has not been
    repaired.

*If your premiums have significantly increased over the last year, you may want to contact your local City/County Tax office or Property Insurance Agent for further clarification.

When will my escrow refund be sent?

The escrow refund/payoff overage will be disbursed and mailed within 30 days after the payoff date. The check will be mailed to the mailing address on file.
